OWNER REPRESENTATION

We work with private property owners to commission the renovation or refurbishment of their homes, or the development of a bespoke new-build home.

As your appointed Owner’s Agent, Keystone will hold overarching project command on your behalf, taking the pressure off your shoulders, as we direct and manage all consultants and contractors throughout the acquisition, design, planning, construction & fit-out of your home.

For project values exceeding £1M we work to make our fees not just cost-neutral, but a yielding investment, after accounting for the tangible project time & cost savings achieved from our design and construction value engineering, procurement negotiations, active progress monitoring, and construction cost management services.

DEVELOPERS

DEVELOPMENT MANAGEMENT

​For developers or shareholders of residential, commercial, hotel or mixed-use schemes, we undertake Development Management and Developer’s Agent appointments to oversee the formation, execution and realisation of your projects.

​As your Development Managers & Agents, we work on a consulting or joint venture basis to exclusively represent your project sponsor & shareholder interests throughout the development cycle; from site acquisition, to design and planning, through construction, and sales/leasing.

As with all projects Keystone undertake, we regard ours fees as a commercial investment that must yield return on capital. 

Hence, we diligently apply our craft to increase development  profitability, whilst enhancing the delivery and ongoing legacy of your development.  ​

INVESTMENT MANAGEMENT

Having working on over 100 projects across the UK, Europe, USA & Australia we originate unique private equity real state (PERE) investments that target 15%+ IRR yields on capital. 

On an aligned joint venture basis Keystone partner with private, family office and institutional investors with investable capital of £2.5M+ to assemble PERE projects to suit your investment criteria.

Through this partnership model, Keystone is effectively leveraged to add a specialist property development & PERE arm to your investment team.

Once a partnership is formed we will execute our JV investment strategy, as we source & acquire a site, assemble a project team, manage design & planning, raise finance, procure contracts, monitor progress, costs & quality, and oversee sales & leasing at project completion.​​

​All too often we have encountered designers, consultants, builders, contractors and suppliers compromising their professional integrity in the course of serving a wealthy client.  This does not occur on our watch.  And as is often inevitable when managing large project teams, we shield you from having to deal with disputes and conflicts, as we are well versed in the art of managing collaborative teams, which includes taking firm and decisive action if and when required to ensure all parties remain aligned to the common goal of completing your project to the highest standard.

As your single-point of overarching project governance, we actively represent your interests as lead of your project.  Furthermore, we actively draw the collaborative best from multidisciplinary design, consulting and construction teams, drive project performance throughout the development and construction cycle, and engineer value for our clients across cost, time and quality.
